Description of Organization and Service Provided
A Homeowner/property owner, OR agent for a Homeowner, (Attorney, qualified Family member, Power of Attorney, Trust Dept. of Bank etc) are the people who seek/use our services. Most Seniors begin to 'right size', and a smaller home, a condo, apartment , can be a very good choice. In MANY cases, the Senior has a home to sell, possibly an income property (apartments/commercial property/rental property) or other real estate investments to liquidate, OR to discuss management of those properties. We offer FREE Market Analysis for any Homeowner with whom we work. This helps the Homeowner ascertain the value of the real estate (most usually a house), market time, net proceeds, expenses, etc.
WE are Seniors too, and we are Homeowners and investment property owners. We know the real estate business. We can help you in a professional manner.
We can legally enter into a listing of the property with a Homeowner who can exhibit that he/she owns the property, and has the ability/capability to manage their own affairs. We work closely with Attorneys, Trust Depts, Homeowners, Powers of Attorney, qualified Family members. Our MAIN service area is Johnson County, Iowa County, Washington County, Cedar County, Muscatine County, Linn County. We are licensed to sell real estate anywhere in Iowa, but for best service, anyone with properties outside these areas, will be referred to a preferred professional in that area, WITH the consent of the Client.
Cost of Service
Cost of selling a house is based on a percentage of the total sales price. MOST usually 5% or 6% of the selling price. Our Real Estate Counseling services are based on a written quote/report to the Homeowner, based on the scope of the selling price/terms etc. This quote would be a fee that would be payable upon the sale of a property (ies) etc, OR by mutual agreement at time of service. We counsel property owners who want to sell their homes, commercial properties, apartments, duplexes, etc.
